You will need to handle showings, inspections, negotiations, paperwork and closing. We strongly recommend the use of an attorney.
What if I need more help or my home doesn't sell?
If at any time during your listing period you decide you would rather take advantage of our full brokerage services, your full Just The Listing fee (which is paid in two installments, half at contract signing and half with delivery of your Just The Listing package materials) will be credited back towards our commission due at closing.
How much will I save?
For full brokerage services, which include everything in the Just The Listing fee plus handling showings, forms, offers, open houses, negotiations, promotion to buyers' agents, coordinating inspections and appraisals, final walk through and collaborating with attorneys and lenders, we charge a 5% fee which is shared with a buyer's agent. For a $750,000 house that amounts to $37,500. With our Just The Listing package you are free to offer any buyers' agent compensation you'd like (we require a minimum 1% buyer's agent compensation offer to list a home in MLS). If you offer just 2.5% to a buyers' agent in addition to our $2,750 fee, your cost would be $21,500 with a total savings of $16,000!

Very. Most homes listed as for sale by owner end up selling through a full service agent. That's because they don't have the same level of market and pricing information, usually miss easy staging improvements, lack professional photos and don't get enough exposure online to potential buyers. We are able to cover all of that so you still maximize your sale price but save on commission by taking on the logistics that follow the listing.
